  • New Tenants - What to Expect

    FIRST

    • Please read our Lease Requirements Policy to ensure your qualifications meet our guidelines
    • Note: our minimum credit score per applicant is 600- NO EXCEPTIONS. Any score below 600 will be declined. Additional funds will not be considered.
    • Your gross income must exceed 3 times the rental amount. Income will be verified.

     


    APPLICATION

    • Should you wish to apply for one of our properties, please fill out our online application using a desktop, tablet or mobile device
    • You must submit all required documentation provided on page 1 of the application which includes:

    • A legible copy of each applicant’s Driver’s License
    • 3 most recent check stubs for income verification per applicant
    • A signed copy of the REQUIRED DOCUMENTATION FORMS
    • A non-refundable $75 app fee per applicant
    • You must give notice to your current landlord for rental verification. Failure to do so will void your application.
    •  App fees will only be charged if your application moves to processing.

     


    PROCESSING

    • Once we receive your COMPLETED application with all documentation, your application will go to processing
    • While credit and background information are obtained quickly, rental history and employment verification may take longer to process
    • Once the application is complete, a summary will be sent to the owner for review
    • The owner will accept or decline your application based on the information provided by your creditors
    • Please note: It takes approximately 3-4 business days to process an application

     


    ACCEPTED APPLICATIONS

    • Congratulations and welcome home!
    • You will receive an acceptance email asking you to confirm the terms of your lease
    • You will be required to carry our Resident Benefits Package
    • A lease must be signed within two days of acceptance
    • A deposit is required within two days of signing a lease
    • First month’s rent and pet deposit (if applicable) are due upon move in
  • Application Required Documentation

    • A submitted online application
    • A legible copy of each applicant's Driver’s License
    • 3 most recent check stubs for income verification per applicant
    • A non-refundable $75 application fee per applicant
    • Photograph of all pets being considered, if applicable
    • A signed copy of the REQUIRED DOCUMENTS

    If your application is approved, there will be a one-time $125 Administration Fee for a new executed lease.

  • Tenant Selection Criteria

    APPLICATIONS CANNOT BE PROCESSED WITHOUT ALL REQUIRED DOCUMENTATION AND PAYMENT


    Applicants:

    • Each occupant 18 YEARS OF AGE AND OVER must submit an application.
    • A $75 non-refundable application fee is required with each application. 
    • Applications must be filled out COMPLETELY.
    • There is a one-time Administration fee of $125 for each new lease.
    • Please provide a legible copy of each applicant’s Driver’s License.

    Income Criteria:

    • Your gross income must exceed 3 times the rental amount. Income will be verified.
    • You will need to provide the three most recent check stubs to be used as income verification.
    • If the applicant is self-employed or retired, please provide your most recent tax return and 6 months of bank statements for income verification.

    Pet Policy:

    • Pending owner approval, pets may be considered with restrictions and additional deposit. Deposit will vary depending on breed and size.
    • No more than 2 pets on any property at any time.
    • All pets are subject to management and owner approval.
    • Aggressive breeds are not accepted. Please contact our office before submitting an application.
    • Pet Screening required. If you have a pet, there is an additional per pet application charge which is administered by a third-party pet screening tool.

    Smoking Policy:

    • Absolutely NO SMOKING allowed ‘IN’ or ‘ON’ the premises for any of our properties.

    Deposit:

    • A security deposit is required and is typically equal to one month’s rent. A security deposit may be greater as a result of credit and/or rental history.
    • The security deposit is due at lease signing. Property will continue to be marketed and other applications considered until a lease is signed and all deposits are received.

    Resident Benefits Package:

    • You will be required to carry the Resident Benefits Package

    Renters Insurance:

    • You will be required to have Liability Insurance of at least $100,000 through the duration of your lease contract.
    • In addition, you are strongly encouraged to obtain Personal Property Insurance through the duration of your lease contract.

    Credit/Criminal Background: A minimum credit score of 600 is required

    • A minimum credit score of 600 is required. Applicants with credit scores below 600 will be declined. Additional funds will not be considered.
    • We will obtain a credit report and run a criminal background check on each applicant.
    • Pursuant to Property Code Section 92.3515, Tenant Selection Criteria are being provided to you. If your application is denied based upon information obtained from your credit report, you will be notified.

    Rental History:

    • Rental history will be verified.
    • Please be aware that while credit and background information is obtained very quickly, rental history and employment verification may take longer to process.
    • Notification must be given to your current landlord before applying for one of our properties. Failure to do so will void the application.


  • Resident Benefits Package

    Exclusive Perks for Emerald Residential Property Management Tenants


    Required with all lease agreements is the Resident Benefits Package. The Resident Benefits Package is $25/month & includes the following features:


    • Renter’s Liability Insurance – Up to $100,000 in Liability coverage.
    • Renter’s Personal Insurance – Personal contents up to $10,000.  This is provided to you without applications, credit checks or billing.  Premium and coverage is per household NOT per person.
    • HVAC Filter Program – Tenant shall receive HVAC filters conveniently delivered to the door approximately every 90 days. Clean filters can help reduce your utility bills up to 15%.
    • Move-in Concierge Service – a service to aid in utility, cable and internet activation. The concierge service does not guarantee connectivity, account setup, rates, fees, and availability.
    • One Time NSF Fee Waiver – During the current lease term, Tenant will be granted a one-time waver of a returned ACH or Check payment fee ($30).
    • Included Tenant Portal – Tenants will have free access to a secured online portal where you can submit maintenance requests and remit rent payments via automatic ACH.
    • 24 Hour Emergency Service Network – Tenants will have access to our dedicated 24/7 Maintenance Hotline for after-hours and holidays.

    The Resident Benefi­ts Package is REQUIRED with ALL lease agreements with Emerald Residential Property Management. Resident Benefi­ts Package will be billed as one charge on a monthly basis. We include insurance coverage but Tenants may choose to seek coverage from a carrier of their choice. You should consult an insurance professional to evaluate and determine personal insurance needs. 



  • Renter’s Liability Insurance

    INSURANCE REQUIREMENTS


    Emerald Residential Property Management, LLC (the “Company”) requires all tenants to obtain Liability Insurance of at least $100,000 through the duration of your lease contract. You are strongly encouraged to obtain Personal Property Insurance through the duration of your lease contract since you are not covered by the Landlord’s insurance policy. In addition, you may be held responsible for damage to your property that you or your guests may accidentally cause.


    Acknowledgment


    You understand that you are required to maintain a renter’s insurance policy, which provides limits of liability to third parties in an amount not less than $100,000 per occurrence. You agree to maintain, at your own expense, during the Term of the Lease and any subsequent renewal periods, a renter’s insurance policy satisfying these requirements. Liability Insurance DOES NOT protect you against loss or damage to your personal property or belongings – only a renter’s insurance policy does this. You may choose your own Insurance Carrier and furnish a Declaration Page of coverage for each resident that reflects your current address, the name of your insurance company, the policy number, and the effective and expiration dates of your policy that must be current. Management must be in receipt of a signed lease renewal letter and acceptable Declaration Page of Insurance Coverage to generate a new lease for you. In addition, you MUST add Emerald Residential Property Management as “Interested Party” or “Certificate Holder”.

    Please have your clients complete our online application. All documentation is required for each applicant 18 years of age and older.

    COMMISSION PAYMENT

    Please provide the following:


    1. Your broker company name and address

    2. Your company W-9 (Federal Tax ID)


    Be advised we cannot pay a commission without your Broker W-9.
